Easements

The right to use land belonging to someone else.

An easement is the right to use land belonging to another person. An easement holder has the right to use another person’s land for a particular purpose. Easements are most often encountered in instances of access to and from property, but it is also possible to create an easement for utilities or other purposes. Our attorneys are knowledgeable about Virginia easement requirements, as well as use and maintenance agreements to promote harmonious use of land and easements.

Sometimes boundary disputes arise relating to easements and adjoining property. We can review land records, surveys, and deeds to offer a legal opinion about the title and use of the land and/or assist clients with settlement negotiations or enforcing their rights in court.
